What are home measurement services?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, a certified appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they tour the house, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area of the home and the overall layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services needed?

Challenging real estate taxes

Tax records often reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has recently executed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a property

A measurement service will ensure that you're paid fair market value for your home. Living space is one of the most important elements potential buyers look for when purchasing a home — but since these values are frequently approximated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your home, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a previous appraisal or home measurement service executed by a certified appraiser (after any updating that may have affected square footage).

Information for real estate professionals

To make certain that your client's home sells at a price that appropriately reflects market value, we recommend requesting a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for enticing potential buyers since they can review the layout and characteristics of the home before and after a tour. Contact Paul E.
